Best materials for coastal homes: start with exposure

Not every coastal address faces the same risk. A sheltered site set back behind established vegetation may experience far less salt and wind than a ridgeline home overlooking the sea. Conversely, a property several kilometres inland can still be exposed if prevailing winds carry salt spray across open land.

Before selecting materials, assess the site’s orientation, elevation, local wind zone, proximity to breaking surf, shelter, drainage and access for future maintenance. These factors influence the specification of cladding, roof profiles, coatings and fasteners. They also affect how water is managed around the building.

The best material will not compensate for poor water management. Coastal homes need well-designed roof drainage, ground levels that fall away from the building, effective subfloor ventilation where applicable, and clear paths for water to escape from cavities and decks.

Concrete paths, retaining walls and landscaping should be planned alongside the building, not added as an afterthought. Water held against cladding, trapped beneath decks or directed towards foundations creates avoidable maintenance issues. On sloping coastal sites, earthworks, retaining and stormwater design need close coordination from the outset.
